The Property Sales Coach is a Licensee of the Investor Property system and is given the opportunity to market our properties to clients. The following information is a brief introduction to the Investor Property business, we look forward to talking to you in greater detail soon.
Background to Investor Property
Investor Property is an ‘investment property sourcing company’ and a full member of the Real Estate Institute of Queensland (REIQ). We apply our core convictions to work with each stakeholder to achieve positive solutions and offer a specialised investment property researching, sourcing and asset management service to clients across Australia and beyond. Our Support Office is located on the Sunshine Coast in Queensland.
At Investor Property, we set out from the very beginning to help residential property investors to achieve their dreams. We do this through a business founded on strong convictions that provides a valuable and unique cooperative partnership with clients, builders, residents and us.
Investor Property is focused on the business of sourcing quality properties for property investors. We make this process easy for our clients (whom we are also coaching through the investment journey). Our clients are loyal and many use us exclusively to help them build their portfolio. Our typical clients are investors with multiple properties, as well as those just entering the residential property investment market (we do occasionally look after first home buyers and those looking to purchase a home to live in as well).
Our Convictions
We decided from the outset that we didn’t want to just sell ‘anything’ through Investor Property; we want people to see that buying an investment property through us means the property being offered has gone through numerous criteria to ensure the greatest chance of creating profits. This is achieved through holding sound convictions regardless of the ability to earn lucrative commissions from builders and developers whereby the end consumer (the client) pays for this inefficiency. Below is a few of the convictions or beliefs that ensure we continue to provide quality opportunities for our clients.
Researching
At Investor Property we believe that all property doubles over time, BUT we also believe that Residential Property Investors should take advantage of specific property markets that have sound fundamentals to ensure the fastest possible growth of values.
Our current market focus is on South East Queensland with a leaning towards the Sunshine Coast after assessing sound research fundamentals including:
• The SEQ Regional Plan 2005 – 2031
• Population growth forecast to exceed 500,000 by 2031
(2006 Census: 290,000)
• Lifestyle proximity to Brisbane
• Significant under supply
Sourcing
With a sound belief of ‘Buy and Hold’ as the core to any residential property investor’s strategy, we work tirelessly to ensure we source properties for our clients that meet a strict criteria, including but not limited to:
• Properties must be at or below independent valuation
• Properties must be readily marketable to the wider population
• Properties must be in high forecast capital growth locations
• Developer co-operation within specific estates must be adhered to, ensuring protection of capital value to all stake holders
• Must meet our Stake holder Value Proposition
Asset Management
We believe property management across Australia has generally missed a vital element that property investors seek, namely the fact that the Property Manager has been selected to look after the residential property investor’s $500,000 asset! Managing that asset goes a long way beyond securing a tenant and collecting the rent. True asset management includes ensuring the underlying asset is achieving the greatest return possible by managing many areas including:
• Sound tenant selection processes
• Sound inspection processes
• Multiple reporting platforms to keep the owners aware of their asset status
• Out sourced maintenance programs to ensure the value remains
in the assets for all stake holders
• Maximised rental yields for the owners, while ensuring the tenants are supported
What We Do
The role of a Property Sales Coach is to help a client on their journey:
1. Secure great properties – based on quantitative research we source land in potential high capital growth areas in estates that research indicates should perform well so you can then match a building floor plan (on our selected builders) to the land that we believe will deliver a quality product at, or below, independent valuations within minimal time frames.
2. Ensure the right property for our clients – it’s not about ‘selling what we have’ it’s about matching the right property to the Client’s needs and strategy.
3. Manage the contract and finance process – often in a property purchase it’s the client who ends up running around chasing their tail ensuring everything comes together on time. At Investor Property we manage the entire process for the client and, once contracts are finalised and finance is approved, we work with the builder to ensure construction begins as quickly as possible to help minimise their holding costs.
4. Communication – we also manage the construction phase ensuring the client is kept up to date with emails, calls and photos.
5. Ensure a smooth hand over – on completion we arrange a complimentary Quantity Surveyor’s Depreciation Report.
6. Find a tenant – once we know the hand over date, we commence activity seeking a tenant to ensure minimal vacancy time.
7. Ongoing updates – we don’t see any property as a single ‘transaction’ rather we see it as part of the relationship we have with the client as we help them create wealth through property over time. With this in mind, we keep the client up to date with property values (including an independent valuation 1 year after hand over) and other information on the community where the client’s investment is located.
How it Works
Investor Property has established strategic relationships with land developers and builders who provide their products (Land or Construction) for Investor Property to promote. The developers and builders we choose to partner with are professional, large operations. Based on our research and due diligence process we can literally offer 1000s of option with hundreds of available blocks over many estate and approximately 70 floor plans chosen from our selected builders. Part of our uniqueness is that we work with our clients to select the right block of land with the right builder to build the property that best suits their specific circumstances and their investment strategy.
We are generally paid a commission from the developer (usually equivalent to an REIQ real estate fee on the land) and then we are paid a commission from the builder (usually equivalent to the fee the property consultant working directly for the builder would otherwise be paid) and then we promote that specific House and Land package as a completed property to our clients. Out of this commission, we pay our Property Coaches an introduction fee.
Once the client has acquired the property, the Developer and the Builder create the contracts and we facilitate the presentation and signing of the contracts. We then manage the process on behalf of the clients, taking the stress out of construction for them.
Most clients are looking to build a portfolio of properties to hold over a 10-15 year period; however we have many clients that also acquire properties with an intention to on-sell them once completed for a profit and then repeat the process. Many of our clients use both the Buy/Hold strategy as well as the Buy/Flip strategy side by side.
Most other promoters of property struggle to promote the Buy/Flip strategy as often the properties being promoted are inflated or at least at the top of the value curve, our desire is to have a valuation increase at the time of handover, something most property promoters shy away from. Repeat and ongoing business is one of the greatest parts of our model. It’s also for this reason that we’ve been able to establish sound relationships with our developers and builders as they believe our model is founded on strong convictions.
Investor Property supports our Licensees in the promotion of these properties through providing training and facilitating referrals from our partner businesses. We run property seminars generating new enquiry and promote the Investor Property brand on the web, through real estate portals and through various other channels. We help our licensees to generate leads from their own sources as well.
Income Potential
The opportunity exists for Property Coaches to make great income from helping like-minded Investors to purchase great properties, a dedicated Property Coach with good communication, follow up and personnel skills is readily able to make well in excess of $100,000 per annum if they follow our processes and have a tenacity to find investment minded people that would like to secure great properties. We will go through the remuneration model with you in greater detail if this business model is of interest to you.
What We Look For
Offering properties to be purchased by an Investor is not about walking them through a property and getting the potential buyer ‘emotionally’ excited about the bedrooms, our Licensees focus on the ‘numbers’ of the Investment and the long term strategy of the client. We look for team players who share our passion for helping people create long term wealth with property as the investment tool.
Our Licensees will have a positive helping disposition to ‘Coach’ their clients to a future that fits their goals. We’re not looking for Real Estate agents specifically, unless they understand the property investor mindset; however our Coaches need to be able to follow up clients and have the ability to sell the property.
There’s a balance in our business model between ‘selling’ and helping people understand what we do, however the business is certainly a results based business and your success will be determined by your capacity to work with people, follow them through the coaching journey, secure referrals from their circle of influence, have a potential client base of your own and be passionate about what you do.
