However, despite the urgent need for new housing options, a vocal minority is opposing the plan, risking delays that our community can’t afford. What’s New for Birtinya?
Stockland, in partnership with the Sunshine Coast Council, is redefining BTC to blend authentic coastal character with modern, sustainable urban design. Here’s what they’re proposing:

  • Diverse Housing Options: Fast-tracked housing options that cater to local needs, addressing affordability and supply through varied property types.
  • Higher Residential Density: Increased density supported by slightly taller buildings, offering more homes within walking distance of employment, retail, and recreational spaces.
  • Green Spaces & Community Infrastructure: Over a 60% increase in open space, alongside new community amenities.
  • Sustainability Focus: Targeting a 6 Star Green Star community rating, setting new sustainability standards.
  • Job Creation: New jobs created through both construction and long-term operations.

The Temporary Local Planning Instrument (TLPI)
The TLPI enables Birtinya to adapt to evolving community needs by allowing:

  • Population Adjustments: Increased population capacity within the town centre, balanced by lower-density areas nearby.
  • Flexible Building Heights: Additional height to support density and green space.
  • Mixed-Use Development: A blend of commercial and residential spaces to support affordability and housing diversity.

Council Consultation – Have Your Say by November 12!
The Sunshine Coast Council is running a public consultation on the TLPI changes until Tuesday, 12 November. Visit Council’s website to review the information and complete a quick 3-question survey. In the free text box, emphasize:

  • Birtinya’s suitability for increased density, supported by its amenities and transit links.
  • The limited impact of the proposed height increase on surrounding landowners.
