We know it’s the season for putting off big decisions … because everyone is busy busy, and there’s a general sense of optimism about how much time and headspace we’ll have in January to do all the things. Oh yes we get it, but it’s also important to remember that this line of thinking might work for many things this time of year, but not when it comes to property investment. Those who wait will miss out.

We are hearing a few common responses to making big choices right now and we pose our strategic questions right back:

  • It’s hectic right now, I have too much to do before Christmas. What if your future financial security wasn’t based on you flogging yourself until Christmas?

After Christmas it will be harder than it is now to secure property. You might not be as busy but I think we’ve all been saying “we’re busy” since the start of the year. Let’s be real, it’s an excuse to put off things we don’t understand or have fear around. However we implore that the fear people experience and respond to should be around the rising costs coming at us and the fact that property will never be as cheap as it is today. You might say, what does it matter to put this off until January or February, but that’s what everyone else is saying… So what does that tell you? Demand will increase come January and February, as it does every year, and you might miss the best opportunities. Don’t do the same thing as everyone else.

  • The ability to access property products between now and May 2024 is limited, and it will be more limited with more competition in January to March, when all those others who are putting it off come back to the market and when the influx of first home buyers with their extended grant funding are in a position to buy.
  • Construction costs are going up in May 2024 by approximately $30K. This should only apply to contracts signed after that date, and shouldn’t impact contracts signed now with lower prices locked in.
  • Interest rates are likely to come down late 2024 and consistent view is much lower by the start of 2025 according to a report by Knight Frank which will ease repayments for investors and increase everyone’s borrowing capacity in a massively under supplied market. When this happens we are likely to see another influx of buyers which will push property prices up again.
  • Remember, investing in property is not as simple as acting and doing. It’s not like ordering a coffee and having it in your hand in the next 5 minutes. There is a lead time and the time to prepare and secure your investment is now to reap the rewards in the future.
