Every experienced property investor shares one habit in common: they know exactly what they’re protecting themselves from before they sign anything. It’s not luck that separates a good outcome from a bad one. It’s the work that happens before settlement, work that most buyers never see and even more never think to ask about.
Here’s what that work is protecting against. The New South Wales Building Commission’s 2025 Strata Defects Research Report found that 53 per cent of buildings assessed had serious defects, a figure consistent with its 2023 findings, meaning this isn’t an isolated problem correcting itself over time. Separately, research from UNSW’s City Futures Research Centre found that up to 85 per cent of apartment buildings constructed since 2000 in New South Wales contain at least one significant defect, with waterproofing failures accounting for close to 40 per cent of all issues reported. These aren’t cosmetic paint-chip problems. They’re the kind of structural and compliance issues that show up years after settlement, once the builder has moved on and the warranty period has quietly expired.
This is the part of property investment that rarely gets discussed, because it isn’t glamorous and it doesn’t fit neatly into a listing brochure. Suburb growth forecasts and rental yield projections are easy to talk about. Builder financial stability, construction quality, and compliance history are harder to research and even harder to verify from the outside, which is exactly why most investors don’t.
At Investor Property, this is where the real work happens before a property ever reaches our clients. We don’t select opportunities based on which builder offers the sharpest price. We investigate the builder and developer behind every offering: their financial position, their construction track record, their compliance history, and the quality of what they’ve actually delivered elsewhere. Price is one input among many, not the deciding factor, because the cheapest build today can become the most expensive property to own in five years’ time.
That same thinking is why we established Optiwise Asset Management. Due diligence at the point of purchase matters, but it only covers one moment in what is a decades-long hold. A building that passes inspection at handover can still develop issues years into ownership, through poor maintenance, deferred capital works, or a strata committee that isn’t managing the asset with any real strategy. Optiwise Asset Management exists to close that gap. Rather than routine property management focused on collecting rent and filling vacancies, it’s built around protecting and growing the asset across the full period you hold it, with the same strategic lens that shaped the original investment decision.
What this means in practice is that the scrutiny doesn’t stop at settlement. We find and analyse build offerings specifically to test for quality and suitability before they’re presented to clients, and we continue applying that same standard to how each asset is managed once it’s in your portfolio. It’s a level of oversight that’s difficult to replicate if you’re piecing together your own team of inspectors, property managers, and advisors, each looking at a different slice of the picture without any of them tied to your long-term strategy.
The evidence suggests that most of the risk in property investment isn’t in the market you choose. It’s in what you can’t see about the individual building and the people behind it, and in what happens to that asset over the fifteen or twenty years you own it. That’s precisely the gap Investor Property and Optiwise Asset Management were built to close.
If you’re weighing up a property purchase, or already hold assets you’re not confident are being managed with a real strategy behind them, this is worth a conversation.
