In unveiling our approach to property investment strategy, the next atom in our strategic planning DNA chain is due diligence and knowing who you can trust and should work with to get your property investment plans in motion.

After reading our previous articles and research report you may understand what type of property product you are looking to buy or build, but now it’s important that due diligence is done before committing to specific investment opportunities to ensure your money is spent on something of quality and will serve your strategy and goals.

Due diligence is the investigation of every aspect of a property that could affect its value and suitability as a home or investment.

So ask yourself, how will you know what specific property to buy? How will you know what to ask the builder or the developer to create or include? How will you ensure their quality and capacity? Do you know that the developers, builders and all involved in the project are financially sound to see the development through? Do you know who’ll manage the property if there’s short term and holiday letting? What body corporate arrangements need consideration?  What else is being constructed nearby and what are the timeframes that may impact your investment? There are plenty of people out there doing property work – but just because they can, doesn’t mean they should.

Research on the capacity, viability and history of a provider is essential to be able to consider the risk a property may or may not present to you.  Knowing what to ask and being able to get the answers to all these questions and much more is where the real work is done, and this is Investor Property’s specialty.
